The Planning & Zoning office is responsible for coordinating the planning, development, permitting and building activities within the community. It is a goal of the Planning & Zoning office to assist residents, property owners, business owners, builders and developers in understanding and complying with the regulations, procedures and ordinances on these matters as established by the Township.

Currently the Township has in effect the adopted Township Zoning Ordinance No. 2004-01 and the Subdivision and Land Development Ordinance No. 91-2.
|
The Hopewell Township Zoning Ordinance provides for twelve (12) different zoning districts ranging from R-1 Residential-Agriculture to C-1 Highway Commercial to RID Riverfront Industrial District. Each particular zoning district allows for specific permitted uses, conditional uses or uses by special exception which are appropriate for the district defined. The zoning ordinance establishes the general requirements and the supplemental regulations for each particular district and the overall Township.

The Subdivision and Land Development Ordinance regulates and provides the process on how properties and land tracts may be subdivided and developed in a consistent, practical and comprehensive manner to the benefit of the community.

Applications to be on the agenda must be received by the Township Manager fifteen (15) days prior to the scheduled meeting. Plans received after that will be reviewed at the next scheduled monthly meeting.

The Zoning Hearing Board of Hopewell Township, Beaver County PA will meet as necessary for Public Hearings on variances, special exceptions, and other zoning applications when advertised.
|
All permit applications must be completed and delivered to the Hopewell Township Zoning Officer prior to taking any action.

| Hopewell Township has contracted Code.sys to perform building inspections (except decks less than 30" off grade; Sheds & garages less than 1000 square feet; and fences, that require a zoning permit as described at the bottom of this page). Rental Property Owners.
In accordance with Hopewell Township Ordinance No. 74-11, all rental property owners are required to report occupants of rental dwellings within
the Township (as well as when the renter vacates the property). Failure to
report the information to the Township in a timely manner could result in a
fine. Contact the Township office should you have any questions or concerns.

A permit is required (no fee) for any auction, yard, garage or home sale.
Note: You must remove all yard/garage sale signs from all locations no later than 24 hours after the sale has ended. |
